GENERATING OFFER AND ACCEPTANCE:

  • Ensure all details are completed per the entire purchase agreement and addendums
  • Negotiate price, terms, closing and possession dates, repairs, costs (to include origination fee, points, appraisal, inspections), contingencies, disclosures: mediate all contract details, finalize counter offers, use current Tucson statistics for optimum pricing strategy during negotiations
  • Prequalify buyer to ensure ability to purchase with pre loan approval
  • Open escrow
  • Deposit earnest money at title company
  • Order termite inspection
  • Ensure required H.O.A. documents are ordered
  • Order and attend buyer home inspection
  • Order five year homeowner insurance history report
  • Co-ordinate S.P.D.S. (Sellers Property Disclosure Statement)
  • Ensure all items needing repair are completed per contract
  • Verify buyer financing and loan approval
  • Appraisal assistance

CLOSING:

  • Review all buyer and seller settlement costs
  • Set escrow closing
  • Schedule and attend final walk through

ONGOING:

  • Communication-weekly, monthly
  • Ensure you are contractually and legally protected.
